For the Middle Class Miami is a "Paradise Lost"

A housing crisis is brewing in Miami, Florida. Cops, teachers, and other members of the middle class can't afford homes there. According to Sgt. Armando Aguilar, president of Miami's Fraternal Order of Police, none of the new cops graduating out of the academy can afford to buy a home in Miami-Dade or any nearby counties. In fact, the force is losing officers left and right to other places that pay better and where living is less expensive. Miami police officer salaries start at $37,817 which ranks Miami 36th out of 43 other municipalities reporting annual pay data. But that won't buy a cop a house here.

Or new teachers, nurses, and many more of the community's middle-class who are in the same sinking boat. Consumer-price inflation is rising much faster than wages. According to an article in the Miami Herald, inflation in the Miami-Ft. Lauderdale area was running at 5.1 percent, nearly twice the national rate.

Last week one of our staff members had to pick something up in Plantation in Broward county from a guy who was selling his house. The house wasn't new or that big, but it did have nice curb appeal in a neighborhood of unassuming homes. Inside, marble floors, an upgraded kitchen, two bedrooms, one bath, a two-car garage, and no backyard to speak of. He wanted $425,000 for it. He pointed out another house that had recently been sold. Its curb appeal was sorely lacking but it sold for close to half-a-million dollars. Why? It had a pool.

Something has to give. Teachers and police in Miami-Dade in separate incidents began standing on street corners last month waving placards and shouting at anyone who will listen about low wages and shrinking retirement funds. We believe these are the first signs of a crisis hovering just beyond the horizon that no one in local government seems to be addressing. Maybe nothing can be done until the market corrects itself with falling home prices. But what will initiate that process?

According to Bruce Nissen, a professor at Florida International University, he sees the workforce organizing more and more protests. Will that be enough to set the corrections in motion? As much as we would like to believe it will, we think that, without government action, protests will devolve into strikes effectively shutting down the economy and disrupting our lifestyle to the point where draconian measures will be called up to fix the problem. Unfortunately, we don't think falling real estate prices will be the total answer. However, building affordable housing is part of the answer. But if developers can't make a profit against their investment in land, the rising cost of labor and materials, why bother building anything at all? Even though most people can't afford to buy into the high-end condo building boom in Miami-Dade, if that sector in the local economy collapses, thousands of people will be out of work. It's a double-edged sword for sure and we don't pretend to have any answers. Instead, when considering what tomorrow may bring, we face the future with fear and trepidation.

Entry-level engine badged 200 Kompressor is a supercharged 1.8-litre. Feels livelier than the 2.6-litre CLK 240. CLK 320 offers smooth performance, while V8s in CLK 500 and CLK 55 AMG are brisk and refined. Changes in 2005 resulted in two new six-cylinder engines to replace the CLK 320. The CLK 280 matches the CLK 320 for performance while the CLK 350 bridges the gap between the smaller six-cylinder car and the V8s. New sixes and the CLK 500 use seven speed automatic transmissions from 2005. Unlike the coupe version, there are no diesels in the cabriolet range.

A great long-distance cruiser. The rear-wheel drive handling characteristics allow for precise steering with good feedback, but if you're in the higher power models watch out for that back end on wet roads. Ride comfort is excellent. - it can easily break away without much provocation. Luckily an electronic stability programme is standard. Very little in the way of dreaded 'scuttle shake' - the vibration you feel in a convertible through a loss of rigidity from lacking a proper roof.

A decent sized boot - helped by the fact that the roof is made of fabric and is more space efficient than modern convertibes with a folding metal roof - and a few storage spaces in the cabin mean the Cabriolet is a reasonably practical four-seat soft-top.

Overall, the Mercedes CLK is a Beautiful elegant looking car from nearly every angle. Build quality is excellent. It truly seats 4 people in comfort, equipment levels are good once you add some options to standard equipment. Safe secure handling, hood mechanism is great.

Proper Bra Sizing: What Every Woman Should Know

Most women do not wear the correct bra size.  With monthly water
retention cycles, dieting, and general aging, it also should not be assumed that
the size you were two years ago is the same size you are today (or that a bra
can be worn that long, for that matter).  Even a change of 5 pounds can
change your bra size.  This guide will help you to properly measure your
bust, so that you can find the size for you.

While most shops will have a salesperson to assist you in proper
measurements, in order to buy sexy lingerie from a catalog, it is important to
know your size.

How To Know If Your Current Bra Does Not Fit

The back rides up.  This may mean that the cups are too small, or the
band is too tight. The front of the band is too tight to get a finger under
it.  This means you need a larger band.

The bra cups should be entirely filled, or you may need a smaller cup. 
If, on the other hand, the cups are overflowing, you may need a larger cup or a
different style of bra.

If the underwire digs in, you may need a larger cup size.  (Or your bra
could just be very old.  In either case, it's time to replace it.) 
This could also be an indication that the side wings of the bra are not large
enough.

Proper Measurements

First, you will need three measurements: under bust, upper bust, and full
bust. For under the bust, measure directly under your bust.  With all
measurements, hold the tape secure but not too tight.  For the upper bust,
measure above the bust and below the arms.

If the difference between the under and upper bust is less than two inches,
the under bust is your band size (round up to nearest even number).  If the
difference is more than two inches, add 2-3 to the under bust measurement to
get an even number and use this as your band size. For the full bust, measure
around a fullest part of your breast.  Make sure the tape is secure around
the back.

Your cup size is determined by your full bust measurement - your upper bust
measurement.  If the difference is less than 1, you are a AA, 1 is an A,
2 is a B, 3 is a C, 4 is a D, 5 is a DD (or an E), etc.

Beyond Measurements

Of course, your measurements are just the beginning.  There are other
things to keep in mind when looking for a comfortable, yet sexy bra.

When trying on different bras, make sure that the area in between the two
cups actually comes into contact with your chest.  Do not make the straps
support your breast alone!  This will be very uncomfortable over long
periods of time, the bra will wear out quickly, and the pressure on the straps
can cause back problems.

If you are finding the band sizes to differ for a different brand, you may
also need to change your cup size.  Generally, as you decrease the band
size, you will need to increase your cup size, while a larger band will call for
a smaller cup.

Bra Styles

Different styles of bras have different fits.  Beware the convertible
bras: while they may sometimes work, it is rare that every possible style will
work for your body.

For a company to become a real estate investment trust, it should share out 90 percent or more of its taxable income to its shareholders once in a year.

Real Estate Investing: No Lawyers No Debt No Plungers

Real Estate investing is not nearly as legally complicated, financially burdensome, or time consuming as you might think. In fact, it is easy to add raw land, shopping centers, apartment complexes, and private homes to your portfolio without Brokers, Bankers, Attorneys, and a Rolodex full of maintenance professionals' phone numbers. Even better, you can blend your Real Estate investments into your security portfolio for ease of management, income monitoring, diversification analysis, etc. Without having mega millions to work with, or a line of credit that goes around the block, you can have positions in various forms of Real Estate (Commercial, Industrial, Residential) at the same time, and focus either on Growth Opportunities, Income Production, or a combination of the two.

If you thought that Real Estate was out of your investment reach because of limited funds, or minimal personal experience, you were selling yourself short. All of the basic types of Real Estate Investing are available through CEFs (Closed End Funds) and REITs (Real Estate Investment Trusts), and both can be purchased in the same manner as any common stock. And for me, this has always been their (CEFs and REITs) single most attractive feature! You can own a piece of the action without the big commitment of time and resources. You can take advantage of changes in the Real Estate Market Cycle in precisely the same manner as you can deal with the volatility and fluctuations in the Stock and Fixed Income Markets.

Real Estate CEFs and REITs are obviously safer investments than outright purchases of Shopping Centers and Apartment Complexes. They are also somewhat less risky than owning the common stock of individual Real Estate companies. The size of the numbers may be less exciting, but the net income and capital gains potential are comparable and the turnover rate much more impressive. Both methods (of participation in the Real Estate market) should be considered as you add to your investment portfolio? but to which Asset Allocation bucket? I've always included REITs and Real Estate CEFs in the Fixed Income bucket while the common stock of a plain vanilla Real Estate Company would properly fit within the Equity portion. When adding Equities of any kind to your portfolio, you should avoid the standard Mob Popularity and Greed model and select only S & P, B+ or better, rated stocks that pay dividends (regardless of size) and that are priced at least 20% below their 52 week high. After a huge rally in any market, I would be even more selective than that from a percentage standpoint, and I would buy about one-half the normal position to facilitate average cost reduction later. You must establish a reasonable profit-taking target on any investment. Real Estate is no exception. No matter what the investment, Virginia, the longer and stronger the rally, the steeper and faster the correction is likely to be.

On the Income side of the portfolio, make sure that you look at a lot of REITs and even more CEFs of various kinds to get a feel for the levels of income they produce. REITs must pay out a certain percentage of their earnings, but CEFs may not have the same restriction. I believe that either can be leveraged, which simply means that management may choose to borrow some of the money that they invest. Leverage is not a four-letter word when used properly, and (in my opinion) it is more likely to help your results than it is to hurt them. It's always a good practice to stay within the normal income range, assuming that there is either a risk or a management reason for the highest and lowest yields, respectively. Be careful not to create a poorly diversified income portfolio. Bonds, Preferred Stocks, Mortgages, etc. deserve your attention as well and should be represented. Monthly income is available and more attractive than any other.

The major distinction between the two types of investing needs some re-emphasis. When purchasing stock in a Real Estate company (or any other company), your main objective should be to sell the stock for a reasonable profit as quickly as possible. You will then select some other stock and repeat the process. It is likely that you will return to the same companies over and over again, and you are the manager? any dividend income is gravy. When purchasing a REIT or a Real Estate CEF, you are depending on the managers of these entities to generate income and capital gains and to pass it on to you every month, recognizing that the actual amount may vary slightly over time. You have the bonus capability either of selling the REIT or CEF shares when they rise to an acceptable profit level (more gravy), or of buying more shares to increase your income level. The distinctions (benefits?) of this form of Real Estate Investing vs. ownership of the properties themselves should be clear as well. No attorneys; no debt; no maintenance; no problem.

Handling Unexpected Problems on the Backpacking Trail

There are many things that can happen on a backpacking outing. When something untoward occurs it can be frustrating and slow you down. If you do not know how to handle the problem, then you may have to terminate your trip early. The following list explains some helpful tips and tricks to solving some common backpacking problems.

Repairing a broken backpack

There are many ways a backpack can break while on the trail. A broken pack can be awkward to carry, so being able to fix it would be a useful capability. You can try duct tape, which for tears works great, but you may need something else if you have a strap break away. One alternative is wire, which can be used to easily attach the pack to a frame or to attach a broken strap.

Clogged poles

If you have a tent with hollow poles and they settle into the dirt or mud, they can get clogged up. This may seem like a small, unimportant problem, but if you are trying to pack light even a few clogged tent poles can add some extra unnecessary weight. One method you could try to remove the debris is a corkscrew.

Boot lace hassle

Boot laces that loosen or come untied can really be an annoyance. You should always double or triple knot the laces. Also try lacing them different ways. Always be sure if you stop to retie that you do both boots so you do not end up having to stop a few moments later to tie the one you didn't.

Food thieves

In the wilderness there are many thieves waiting to steal your food. Packing it in containers will only keep the smallest critters away. Make sure they are not only closed, but securely tied up too. In areas where bears are prominent there are often poles offered to tie up food. Use them. Make sure the bag hangs loosely and is not tied to a tree or pole directly. If the food bag swings it makes it even harder for a critter to get into it.

Forgot an Item

When you are out on the trail, one of the worst realizations is when you know you've forgotten something. Unfortunately, you can't simply go home and get it. However, if you feel you can't go on without the missing item, you need some creative thinking. Can any of the other items in your pack double up for the missing item? Many times you will find that a lot of items you pack can be used in more than one way. Think outside the box and you'll be amazed at the multiple uses you can come up with for the items in your pack.

So, don't give up. There will always be a solution to your problem. It may not be in your backpack, but don't forget to check out the fellow travelers in your group.

Released in 1990 and is continually being manufactured at present, the Ford Explorer is a midsize sport utility vehicle that is crafted by the Ford Motor Company. Since its introduction, the Ford Explorer has never failed to be the best-selling midsize SUV in the United States.
