Should Your Child Be Using A Rear Facing Car Seat

Seatbelt use has been a subject of much debate since states began creating laws requiring residents to use seatbelts. Many people don't like to use seatbelts and would prefer not to put their children in safety restraints either.

The truth is that a person in a crash is much more likely to die if thrown from the car, babies and young children especially. Many people have accepted the wisdom of using car seats for their young ones, but aren't quite sure about the proper way to do it.

It would probably be the best of all situations not to put a baby into a car at all, since their bodies are so fragile and an automobile accident can be so violent, even at low speeds of travel. But life goes on as usual, even if one has a baby, and so parents must do the next best thing, restraining their infants and young children in the car as well as possible.

That means rear-facing car seats. The reason for rear-facing car seats for children is that children are at much more risk of spinal cord injury if they were riding in a front-facing car seat and experiencing a frontal crash.

How long should you use a rear-facing car seat? When does it become safe for the child to ride facing forward in the car? The truth is that riding face forward never becomes safer than riding face backward, and that is true even for adults. If an adult were riding in a rear-facing car seat during a frontal crash, they would be much better off. Facing backwards in a car is wildly impractical, and the next best thing is to turn children around when they outgrow their car seats, which is when the child is around 30 to 35 pounds of weight, probably be well into their second year.

Of course, some people worry about the baby's legs being in danger because legs are bent at the knee in this position or because the baby can touch the rear of the front seat. This does not constitute a danger. Parents may also worry because the rear-facing position is best in the event of a frontal collision, but not in the event of a rear collision.

The truth is that injury and death in a moving vehicle is not completely preventable. Car seats are developed according to the statistics of car crashes and, according to www.car-safety.org, only about 4 percent of crashes are rear-impact collisions. Front-impact collisions and frontal-offset crashes account for about 72 percent, with side impact collisions accounting for about 24 percent of crashes. In addition, rear-end collisions also tend to happen at lower speeds.

If you are wondering in the slightest whether it would be safer for you or your child to be allowed to move freely without restraints in a vehicle and be thrown from the car during a crash, don't wonder. It is terribly dangerous not to wear restraints of any kind and risk being thrown from a vehicle in a car crash.

Do You Have a Burning Desire To Get Wealthy?

Real Estate Investing Success Series: Part I ? Burning Desire

Real Estate seminars and home-study courses have made many millionaires. However, the huge majority of seminar attendees and buyers of those courses never buy a single house? Why is that?

What?s the difference between people who go to seminars or buy information and immediately implement and change their life, and the people who let the stuff grow cobwebs on top of the refrigerator?

Is it the desire to change their life and circumstances for the better? No, I don?t think so. Everyone has the desire to make more money, have nicer things, and lots of toys. They would not have invested anything if that was missing.

What it is, what the BIG difference is between desire, and a burning desire. A desire is a casual thought that you would like to achieve something, kind of a vague vision of a nice outcome, with no real time table or definite plan to make it happen. A burning desire is a consuming desire that takes up much of your time awake and even invades your dreams. It has a definite plan of action and timetable, and you rarely allow anything to interfere with your fierce pursuit of the goal.

A person with desire will listen to negative talk from ?friends? and well meaning family members who try to discourage them from achieving their dream. If you find yourself saying, ?Maybe they are right?, then that?s not a burning desire. A person with a burning desire knows they are right and lets all negative thoughts roll off like water off a ducks back. Napoleon Hill calls this working yourself into a ?white heat? to achieve your goals. If you can develop this ?white heat?, then you will succeed. And as someone who has climbed that mountain, I have something incredible to tell you:

When you arrive at the destination you dreamed about, you will find that there is no one guarding the door! This place always existed, and the key that opened the door was the burning desire to get in. I don?t mean to over simplify this. Of course there will be detours along the road, or obstacles to overcome, disappointments to suffer. This happens to everyone.

Here?s an exercise you can do. Write down your goals, and then go back to them a day later and rate your desire to achieve them. No one is looking; you can be brutally honest here. Rate each goal on a scale of 1 ? 10 as to your desire to make it happen. If you have anything scored less than a 10, cross it off your list. Disregard it, and focus only on those that you scored a 10 (or higher!). These are your REAL goals.

You also need a well thought out plan, and the skills that are necessary to make your dreams a reality. The good part is that all of that stuff is already available in books, courses, and seminars. But if you asked me to bet on the success of someone who has all the right tools and average desire, or the guy with nothing but a burning desire, I?ll always put my money on the second guy. Every time. Why? Because I was the guy with nothing.

Real Estate Broker Courses

In the same way that real estate agents and real estate appraisers have to get a license to be able to practice their profession, real estate brokers also need to get accredited by the government through a license that brokers need to get by taking classes and taking a state exam. Doing so will enable the brokers to own their own real estate or property management office, specialize in commercial, investment or industrial real estate, or become a franchisee for a national or international brokerage firm. Apart from the traditional sources of classes to be able to get a real estate broker license, the Internet provides an alternative source of online courses that can help brokers get their license.

Courses offered

Most of the online courses offer services that are tailor-fit to the requirements of the state in which the broker wishes to locate. The usual areas of study offered to brokers include topics on Property Ownership, Contracts, Agency, Real Estate Contracts, Titles, Leases, Taxes, Appraisal Construction, Escrow Real Estate Law, Real Estate Math, and other required topics that different states may require. In some cases states even require the specific subjects that brokers should take for them to be able to qualify to take the state exam. For example, in the State of California, the required subjects that brokers should take include Real Estate Practice, Legal Aspects of Real Estate, Real Estate Finance, Real Estate Appraisal, and Real Estate Economics or General Accounting. Apart from these, brokers are also made to choose three elective courses from a list which include Real Estate Principles, Business Law, Property Management, Escrows, Real Estate Office Administration, Mortgage Loan Brokering and Lending, Advanced Legal Aspects of Real Estate, Advanced Real Estate Finance, and Advanced Real Estate Appraisal.

Renewal of license

Real estate brokers are also required to renew their licenses. Online schools also offer help in this process by helping the brokers upgrade their skill by offering review classes to their students. Being a real estate broker requires a deep level of study and technical skill on the part of the broker, which he can conveniently access by enrolling in online courses on the Internet.

Real Estate Courses provides detailed information on Online Real Estate Courses, Real Estate Agent Courses, Real Estate Appraisal Courses, Real Estate Broker Courses and more. Real Estate Courses is affiliated with Phoenix Real Estate Schools.

Pune Property : India's Best Buy

Real Estate prices have been galloping in India over the last few years.

Since 2003 prices in Bangalore have been steadily rising upwards. Property purchased at 400Rs per sq feet has risen to 1800-2000Rs per sq feet within a few years. This is a 400-500% increase in price. Similarly for Noida. A plot for constructing an independent house is not available in Noida today for less than a crore . Why does all this make Pune property attractive?

Pune has been in the Real Estate news for a little over a year. So it's essentially been overlooked vis-a-vis hot IT markets like Bangalore and Noida. Real estate prices are still realistic in Pune. In the Eastern suburbs, you can still buy plots in Kondhva for about 600 Rs. Builders like Nyati, Cloud 9, Clover Village are the major sellers for plots and row houses in this area.

In the Western Suburbs Hinjewadi is the place where all the Real Estate action is happening. This is mainly because of the IT Park situated here. IT majors Infosys, Wipro, Cognizant are already there. New players have been coming in every month. This has resulted in a boom for rental accommodation in this area and also surrounding areas like Aundh, Baner, Bhugaon, Pune University.

A definite lower cost of living, fantastic weather, a small insular city which makes travelling easy, an extremely young upbeat crowd all add to the Pune charm. Pune is just a 3 hours drive over the expressway to Bombay and is well connected by air, road and rail. IT companies are moving to Pune since it's being seen as an extremely 'livable' city. The best property all over India

How to Get PSP Games Quickly And Easily..

Do you know the lastest PSP games nowadays? Or how cool would it be
to be able to play old Nintendo or Sega games on your PSP?

Just like the PlayStation 2, the PSP was designed to do more than play
games, though playing games is, of course, its main function. So how
does the PSP hold up in comparison to other handheld game consoles like
Nintendo's GBA and DS? And is it any good as an MP3 player or a portable
video player? PSP is the first truly integrated portable entertainment
system designed to provide consumers with a comprehensive entertainment
experience including music, movies, communication, and wireless networking.
PSP features graphics rendering capability comparable to that of the
PlayStation 2, allowing users to enjoy 3D games, with high-quality,
full-motion video, and high-fidelity stereo audio. The PSP also adopts a
newly developed proprietary, compact, but high-capacity optical disc,
Universal Media Disc (UMD), as its storage medium. Personally, I think
it's a great machine all around, and I use most of its functions on a
regular basis.

As its name suggests, the PSP -- or PlayStation Portable -- is a smaller,
lighter version of Sony's PlayStation. It's not as powerful as the PS2,
but more powerful than the original PlayStation, and it has a built-in
screen and speakers so you don't have to plug it in to anything to use it.

Unlike the PlayStation or PlayStation2, the PSP comes equipped with Wi-Fi,
so you can connect with other players wirelessly and, if your firmware is
version 2.00 or higher, get online to browse the internet.

But what about the games ?The good news is that there are around 30 games
out now, with more to come before Christmas

The highlights are Virtua Tennis World Tour and World Tour Soccer. The former
is a cracking tennis game that is highly addictive and has a real one more
go feel. WTS meanwhile, is a surprisingly decent footy game, that does the
decent thing and rates Southampton as better than Spurs.

Other games to watch include MediEvil Resurrection - a well-presented hack n'
slash - and the driving game Ridge Racer.

Sports fans are well catered for on launch but the real recommendation is the
cute Everybody's Golf.

If you fancy something different then try Fired Up - a vehicular combat title
set in a series of GTA style cities. Talking of GTA, Liberty City Stories is
due out in October and set to become massive. Puzzle games Lumines and Mercury
are worth a look too.

Children will enjoy Ape Academy, but overall the launch titles highlight the
older demographic Sony is looking for.

The high profile lineup includes a wide range of products that will appeal
to every type of gamer - from the sports fan to the action enthusiast -
providing consumers with the ultimate entertainment experience in the palm
of their hands.

How can I transfer the movies to my PSP?

Once you have downloaded any video format (a movie, a music clip,
a TV show, etc) the only thing you need to have
is a USB cable and you're set.

How much does it take to download a game? Is it a complicated
process?

Searching and downloading a game is not at all a complicated process,
even if you use a regular 56K internet connection. Obviously, using a broadband
connection will give you a much faster download experience.

About Playing Cards

There are a wide variety of playing cards. Some card decks are game specific particularly Pinochle cards, Bridge Decks, and Poker decks. Other card games are King's Corner, Solitaire, Gin Rummy, War, Old Maid and Slap Jack.

There are various categories of games that can be played using playing cards. There are fortune telling cards such as Tarot cards, Author cards, and book cards. There are historical fact games, special interest games and a wizard card game.

There are educational card decks such as Arithmetic flash cards, Trivia fact cards, and many more. There are self help card decks such as blessing cards, affirmation cards, conversation cards, and corporate training card decks.

While it is not a game strictly speaking, building a house of cards is fun. The foundation is two card placed facing each other on the short end of the card and a card is place on either side of the two cards. As you move out you can also move up in height. Sounds easy right...NOT!!!! The slightest breath of air can tumble your card castle in seconds. The secret is to not breathe, have a window open, or anyone in the room with you. Since that isn't possible, you need to be extremely light handed while building your card house.

Card decks have the number and the suit imprinted on the front with some kind of a design on the back. They are printed with a plain matte finish, a glossy finish or no real finishing at all. Laminated card decks are best because they will last much longer than other types of decks.

Monopoly Tycoon Monopoly And Sims Combined

Monopoly Tycoon is Monopoly game board and SimCity combined. Derived from the classic Monopoly board game, it is the type of game most people can remember from their childhood. It has a touch of the Sims computer game, making it even livelier. It includes all basic elements of the classic Monopoly like buying and selling, paying for utilities and collecting payment for rent.

How the Game Works

However, Monopoly Tycoon deviates a bit from the classic Monopoly game. In a way, the player can already build a business on a certain property, and not just simply buy a property to start a business. A player may even lease a property and have an auction. If a player wins, his competitors who built a business on that same property will have to pay him rent. A player may also make buildings and manage businesses by setting prices, rent and stock amounts. A person can also buy out companies for a lower cost especially if he owns the block.

Monopoly Tycoon's time period is different because it begins at 1930. At the end of each day, the year moves up 5 years. And just like an ordinary day, a day in this game is worth 24 hours. At 6:00 a.m., players are required to pay the utilities. Tenants would also have to give the payment for their rents. At 9:00 a.m., the companies that operate in the day open up until 5 o'clock in the afternoon.

Everyday at 6 o'clock p.m., the companies and entertainment businesses that run during the night start operating until midnight. And then another 5 years pass by, a new day starts while the night businesses close. In this game, time moves so fast that even businesses and buildings change.

The World of Monopoly Tycoon

When Monopoly Tycoon starts in 1930, basic businesses are opened right away. These basic businesses include diners, grocery stores and clothing stores. Bakeries, cafes, clinics, book stores, toy stores, news stands, hardware stores and jewelry stores are also available. Night businesses on the other hand, include bars, cinemas, restaurants, ballrooms and theatres. And then by 1940, new concepts of businesses are opened, such as ice cream parlors, department stores, travel agents, health clubs and supermarkets.

Becoming the Top Gun

Success on each stage will depend on the player's choice of business type that the period offers. He will have to analyze each scenario according to difficulty levels. Players can either choose a single-player or a multiplayer mode. A player who chooses single player mode competes against the computer's 16 situations or scenarios in 3 levels of difficulty. If one wants to play multiplayer, he has to be connected to a network because the time in Monopoly Tycoon is continuous. This means that there is no time for switching of players on one computer.

Loyalists of the classic Monopoly board game may cautious of the number of additions and changes that have been made with the Monopoly Tycoon. There is no doubt that it is indeed a very enjoyable game. It can even become a training ground for future businessmen since this game provides the challenge that they have to face in real life.
